All FHA loans require mortgage insurance. FHA mortgage insurance is similar to private mortgage insurance except that it’s provided by FHA instead of a private insurance company.

What’s the Difference?
A mortgage bank is a retail lender that sells and/or services mortgage loans. The mortgage bank provides the loan directly to the consumer and funds the loan with their own money at closing.

I was at the Port Townsend Brewery last Friday night when four travelers walked in - kids in their early 20s, each of them shouldering backpacks. They saw me, ambled over, and asked if there was somewhere nearby to eat. "Yes," I said. "But you're here. You should have a beer first."

You might think, after a six month hiatus, my first new blog post would be something fantastic. Prophetic. Dazzling.
You might think I'd regale you with tales of epic adventure. Or offer implausible excuses for my long absence. Or that I'd beg for rescue from the dredges of loan files that litter my desktop. Or something like that.

Caroline's First Birthday

My beautiful niece, Baby Caroline, celebrated her first birthday with a party last weekend. There was cake. There were presents. And there were many family members and friends in attendance to celebrate.

Tall Ships!

If I had the opportunity to re-write my "Reasons to Move to Port Townsend" list, there is one item I would add: tall ships. When I see those graceful ships gliding across the bay, I can't help but fantasize about pirate adventures and centuries past. These pictures were taken Saturday, May 22nd, on Port Townsend Bay. The Lady Washington and Hawaiian Chieftan were ending their day of sailing.
Cinco de Mayo at the Port Townsend Brewery

The Cinco de Mayo celebration at The Port Townsend Brewery was the social event of the season. The Delta Rays entertained us with hours of danceable music. Bub's Tacos provided sustenance for the evening. Yummm... Tacos... And as always, Kim was absolutely stunning in all her birthday glory.
My apologies for not getting these photos up sooner. I've been busy shoe shopping. More on that later.
Road Trip to Portland

My favorite blog in the whole world is The Pioneer Woman. It's written by an Oklahoma ranch wife. She cooks, she cares for cows, she takes much better pictures than I do. And, last fall, she published a cookbook. At that time, The Pioneer Woman embarked on a national book tour. But she didn't come to the Northwest.
